Lease Plans & Energy Reports (EPC’s)

Recent legislation provides for lease plans and energy reports to be a statutory requirement for the majority of commercial and residential sales and lettings. CPA’s qualified team are able to complete lease plans and EPC’s at short notice.

We can prepare Land Registry compliant lease plans for all types of buildings from shops and upper parts, offices, industrial, mixed use and specialist properties, as well as residential property from single flats to single flats in converted buildings and residential apartment blocks. Current legislation requires landlords to comply with Modern Energy Efficiency Standards (MEES).

Commercial Property (non-domestic)
Majority of commercial properties now require a minimum energy performance rating of ‘E’ before they can be let or sold, unless exempt.

Residential Property (domestic)
Regulations came into force for new lets and renewals on the 1st April 2018 and for existing tenancies on 1st April 2020. It will be unlawful to rent a property which breaches the minimum E rating, unless there is an applicable exemption.
